Very disappointing experience

Very disappointing experience I was a previous tenant of a Hallam Hills property and unfortunately had a very poor experience throughout the tenancy. One of the biggest issues was a bed bug infestation. We first reported the problem 18 days after moving in, and the infestation continued for much of the tenancy despite treatment being arranged. We followed the pest-control instructions carefully, but the problem persisted. We had to repeatedly email and call Hallam Hills about the issue, and on several occasions we received no response or were told that someone would get back to us but never did. Eventually, I had to contact Environmental Health for assistance. The communication throughout this process was extremely frustrating. We have emails that went unanswered for extended periods, including correspondence relating to the infestation. We also had to take a handwritten note to their office because we were struggling to get a response through the usual channels. The situation also had a significant impact on us personally and financially. We had to dispose of various belongings because of the infestation, and the ongoing problem caused considerable anxiety and disrupted our sleep. I felt that the seriousness of the situation was not treated with the level of urgency or understanding I would have expected from a letting agent. The deposit process was another disappointment. We were initially sent an email listing proposed deductions without supporting evidence. After requesting the full inspection information, we noticed that one of the proposed deductions related to a mark that was already present when we moved in, which was shown in Hallam Hills’ own before-and-after photographs. This deduction was subsequently not taken. We also disputed a deduction relating to a wardrobe that was already in poor condition when we moved into the property, including having been held together with cello tape. When we asked about disputing the deductions through the deposit protection scheme, we were told that getting assistance could take months. After the deposit process had already been ongoing for around two months, we eventually accepted the deductions because we wanted the matter resolved. We were then told the refund was being processed, but it took a further nine days for the money to reach us. There were also problems when we initially moved into the property. One of the tenants experienced severe allergic reactions to cat hair that was present around the bedrooms, and our request for the property to be cleaned was not handled as we had hoped. We did our best to leave the property clean and in good condition, including deep cleaning before leaving, but deductions were still proposed for things such as dust behind a sofa. Overall, my experience was extremely disappointing. The biggest issue for me was not simply that problems occurred, but how difficult it was to get consistent communication and appropriate responses when problems were reported. Based on my experience as a former tenant, I would not currently recommend Hallam Hills to someone looking for a letting agent. I would strongly advise prospective tenants to carefully document the condition of the property when moving in and keep records of all correspondence and photographs throughout the tenancy.

An absolutely awful experience with…

An absolutely awful experience with Hallam Hills — I would never recommend renting through them. From the day we moved into the property, it was clear that it had not been properly cleaned or maintained. The wardrobe drawers were being held together with sellotape, the laminate flooring was lifting, the carpets were dirty and, most concerningly, they were full of cat fur. Three of us are allergic to cats, and this caused skin irritation and ongoing discomfort. We reported this to Hallam Hills and, although they arranged for the carpets to be “cleaned”, the problem did not resolve. In the end, we had to rent a wet vacuum and clean the carpets ourselves before the allergies improved. Just 18 days into our tenancy, we reported a bed bug infestation. None of us had ever experienced bed bugs before, nor had we had any previous knowledge or experience with them. Despite repeatedly emailing and calling, it took weeks to receive a meaningful response. When we eventually did, we were made to feel as though the infestation was our fault and were even advised to try using “lemon scents” to get rid of them. We were also told that we would have to pay for treatment ourselves. Eventually, treatment was arranged, but the situation was far from resolved. We were required to pack up our belongings into bags and wash clothes and other items at 60°C. Four people’s wardrobes ended up packed into bin bags and taking over our kitchen for weeks. After the second treatment, we realised that the infestation was still ongoing. What followed was an entire year of anxiety, stress and financial burden. We had to purchase steamers, mattress encasements, powders and sprays, as well as pay for countless laundry cycles. We also lost thousands of pounds worth of furniture, bedding, clothing and other belongings because of the infestation. The physical and emotional impact was awful. We would go to sleep knowing there were bed bugs in the property and wake up covered in bites. The bites were often extremely itchy, painful and would last for weeks, with some leaving physical scarring. There were nights when we were genuinely afraid to sleep. Even sitting together watching television in the lounge was not an escape — we would actually find bed bugs crawling on us. It was incredibly distressing and caused a level of anxiety that is difficult to put into words. Eventually, Environmental Health had to become involved. It was identified that the infestation was coming from the neighbouring property, meaning this was not something caused by us at all. Environmental Health had to take charge and address the source, which took months. After enduring this for the entire 12-month tenancy, we then had the added stress of Hallam Hills attempting to make deductions from our deposit, claiming that we had left the property in a bad state. This was completely untrue. The property was actually left in a better condition than when we moved in, and we were able to use Hallam Hills’ own photographs to demonstrate that their claims were incorrect. Even getting our remaining deposit back became a battle, with weeks of repeated emails and phone calls and very little communication or response. Overall, our experience with Hallam Hills was extremely poor. The lack of communication, empathy and customer service throughout what was already an incredibly distressing situation made an awful year even worse. We experienced significant emotional distress, physical discomfort, lasting scars and a substantial financial burden, all while trying to live in a property that was, at times, completely uninhabitable. We would strongly advise anyone considering renting through Hallam Hills to think very carefully. Based on our experience, we would never, ever recommend renting a property through them.

Unpleasant

Everything started well with the tenancy, the staff were friendly and always looking to help, however when I started the tenancy, I wasn't aware that there were electrical issues with the property, such as turning on the oven and then all the lights would be gone! I had to maneuver between the hobs in the kitchen and, guessing which one would work and which one would turn off all the lights, I had to go and check the electrical box every time. At the end of the tenancy, I was told that they would take £120 from my deposit for cleaning, I left the property under the same conditions as I received it and even cleaner compared to when I did moved, it didn't seem that they did contracted someone to cleaned it at all! I was looking for a bigger property to move on to share it with a friend, but the other ones seemed under the same condition as the one I was renting, it needed a lot of repairs. Unfortunately they took almost 2 months to give me the rest of the deposit back, thankfully I didn't rent with them again.

Do not trust this company

Do not trust this company. Many many red flags. Took an £800 holding deposit that was way more than a weeks rent (as per their own policy). Used it as the tenancy deposit (without telling us) without even sending us the contract first. Sent us the contract, it had multiple illegal clauses, mainly about extra charges and it seemed years and years out of date, like it was written in the 90's or something. Was not helpful and seem completely incompetent when we were questioning them about the contract and other things. Very calm about the whole situation like it wasn't a big deal. Simply refused to change to contract to a legally binding document. They did send the deposit back but I believe they purely did this to avoid it being taken further. Current tenants had nothing good to say about them, I believe the 5* reviews are likely not legit just from experience of identifying fake reviews. I believe they are related to the landlord (Lak investments) (check companies house) and they are fully aware of what they are doing but acted very nonchalant about the whole situation. Would avoid! We were lucky we weren't silly enough to sign the contract without checking it all first. I believe this is probably common practice for them, thinking they can pull the wool over our eyes cause we're students. Don't be enticed by their cheap prices and check the contract before giving them any money or signing anything.
