Extremely poor management and a completely unacceptable handover experience. I cannot recommend Urban Ground. I am an actual Urban Ground tenant, and everything described here is based on my personal experience. I have retained payment records, emails, WhatsApp conversations, photographs and call records supporting these statements. The problems started on the very first day of my tenancy. My handover was scheduled for 11:45, but the representative arrived around 12:15. The apartment was handed over with multiple defects, including non-functioning ventilation windows, cracked walls and metal pins/nails protruding from the floor. The apartment had also not been properly cleaned. The situation with the electricity meter made the handover even worse. I was not provided with the necessary meter information during the handover and had to repeatedly chase Urban Ground afterwards to obtain it. My phone records show that I made approximately 15 calls to Urban Ground's support number on 15 June alone while trying to resolve the situation. I also contacted their representative directly and explained that support was not answering. I was told someone would call me. The photograph containing the electricity meter information was eventually forwarded to me the following day, 16 June. Unfortunately, the management problems continued after moving in. The ventilation windows have remained non-operational since shortly after I moved in. I reported the problem in June and followed up again in July. In my message on 10 July, I specifically stated that the windows had already been reported approximately 20 days earlier. As of 11 August, they were STILL not repaired. Urban Ground has now confirmed to me in writing that property management is in contact with the construction company and is still waiting for an offer and further information about the timeline. So after repeatedly reporting a defect for nearly two months, I still do not even have a concrete repair date. Then there are the metal pins/nails protruding from the floor. I reported these, provided photographs and the issue was inspected by the housemaster. Nothing was repaired. When I followed up, Urban Ground responded in writing that they were “under the impression that this issue had already been resolved after the inspection.” It had not been resolved. Meanwhile, I have continued paying Urban Ground the full contractual rent, as my payment records clearly demonstrate. I have now formally requested that these defects be resolved and that Urban Ground consider an appropriate rent reduction or compensation for the period during which they have remained unresolved. This is not what I expect from a professionally managed new-build apartment, particularly considering the rent being charged. I strongly recommend that prospective tenants document absolutely everything when dealing with Urban Ground. Photograph and video the apartment before and during handover, document every defect, photograph the electricity meter yourself, keep all emails and WhatsApp conversations, and retain your call history. I have documentation supporting the experiences described in this review and can substantiate them if required. After the handover experience, the difficulty reaching support, and nearly two months of chasing unresolved defects, I cannot recommend Urban Ground.

Negotiating first contact was a little confusing due to the AI assistant they use but they were helpful and professional throughout the process once I got through to the actual team. There were initial complications while handing over the apartments but again, the team managed to handle all of them in short order. As it goes for the service I've experienced in Berlin so far, this was definitely one of my more positive experiences. Informative too. Thanks again, guys.
