Charged $5 per resort access card at check-in ($10 total for two). Returned both cards at checkout and was told 'don't worry, it'll be taken care of.' Nothing happened. Two weeks later, still no refund, and my first inquiry got a reply claiming there was no charge at all — despite my bank statement showing it clearly. Only got the $10 back after pushing with proof. Small amount, but the pattern says a lot: charge a deposit most guests won't bother chasing, and hope it stays that way. Worth knowing before you hand over your card at the desk.

My husband and I own a vacation rental, and based on our personal experience, we cannot recommend IDILIQ Management. When we signed the management agreement, we expected our property to generate a reasonable return after covering the normal costs of owning and operating a vacation rental. Instead, our very first owner statement showed a financial loss rather than a profit. It is also important to mention that our property had been completely renovated before entering the management program. During IDILIQ’s initial inspection, we were told that the home was in excellent condition and that it was a beautiful property. For that reason, we were surprised when, before the second month had even ended, we started receiving lists of repairs, replacements, and additional charges that would be deducted from our account. In our opinion, many of these items did not seem consistent with the condition of the property when it was accepted into the program, and the timing of these charges made very little sense. Another major concern for us was the lack of transparency in the financial reporting. Our June owner statement reflected an average nightly rental rate of only $70.95 per night. Based on our understanding, that amount was before IDILIQ’s 20% management commission was deducted, meaning the amount ultimately credited to us would be even lower. At the same time, we found our property advertised on the company’s own website at substantially higher nightly rates. We never received an explanation that clearly reconciled those differences, leaving us with serious concerns about how our rental income was being calculated. In our opinion, a property management company should work to maximize the owner’s return while providing complete transparency. Instead, we continued paying our mortgage, property taxes, insurance, HOA fees, utilities, maintenance costs, and other ownership expenses while guests occupied our property, yet we still experienced financial losses. From our perspective, that is simply not a sustainable business model. We were also surprised by how restrictive certain provisions of the management agreement are. Looking back, we strongly recommend that every property owner have the contract reviewed by an independent real estate attorney before signing, especially the sections related to owner use, renewals, and termination. This review reflects only our personal experience and our honest opinion. Based on our financial results, the recurring expenses, the concerns we had about transparency, and our overall experience, we decided this program was not the right fit for us. We are currently seeking legal assistance to terminate our management agreement. Our advice to other property owners is simple: perform thorough due diligence, understand every fee that may be charged, ask detailed questions about how rental income is calculated, and have the agreement reviewed by an independent attorney before signing. We wish we had taken those extra steps before entrusting our property to IDILIQ Management.

Instead, I felt that I was assuming virtually all of the financial risk while receiving none of the financial reward. I continued paying my mortgage, property taxes, insurance, HOA fees, utilities, maintenance costs, and the long-term depreciation of my property, while guests continuously occupied the home and I still ended up losing money. From my perspective, this simply is not a sustainable business model for a property owner. If my property is going to generate losses while also being subjected to constant guest occupancy, additional wear and tear, recurring repair costs, and increased liability, I would honestly rather keep the property vacant. Although a vacant property still has ownership expenses, it avoids the additional deterioration and operating costs associated with short-term rentals. I was also surprised by how restrictive the management agreement is. Looking back, I strongly believe every property owner should hire an independent real estate attorney to review the contract before signing. There are important provisions regarding owner use, automatic renewal, termination, and other restrictions that should be fully understood before committing to this type of long-term agreement. This review reflects my personal experience and my honest opinion as a property owner. Based on my financial results, the continued losses, the additional expenses presented to me almost immediately, and the lack of transparency that I experienced, I have completely lost confidence in this management company. For that reason, I am now seeking legal assistance to terminate my management agreement. My advice to any prospective owner is simple: perform extensive due diligence, have the contract reviewed by an independent attorney, ask detailed questions about how rental income is calculated, understand every fee that can be charged to your account, and carefully evaluate whether the program truly aligns with your financial goals before signing. I wish I had done that before entrusting my property to IDILIQ Management.
